AMEERA AMEERULLAH, CEO-Broker-Lender, Canada Mortgage and Financial Group (CMFG)
“Compassion has always been the driving force
of this Mississauga based Mortgage Company”
A business built on trust and referrals
At the core of Canada Mortgage and Financial Group (CMFG) lies an unwavering commitment to compassion—a guiding principle that has defined the organization since its inception, founded by the visionary leader and principal broker Ameera Ameerullah. Under her leadership, CMFG offers a comprehensive range of mortgage services, including mortgage brokering, lending, mortgage administration, and investor capital management. CMFG stands out in the mortgage industry as a one-stop hub effectively facilitating transactions that span from modest starter homes to luxurious estates, and mortgage investments in CMFG LP, a private mortgage fund.
Coming from humble beginnings from Guyana, Ameera has remained true to her purpose. She is not only a trailblazer in the Canadian mortgage industry but recognized among the World’s Top 100 Best Mortgage Professionals, and among the Top 22 Best Mortgage Professionals in Canada as published by Canadian Mortgage Professional.
Ameera’s expertise spans residential mortgages and delves in the often-overlooked realms of commercial mortgages, construction loans, and land financing. Her depth of knowledge positions CMFG as a trusted resource for clients seeking specialized guidance in these complex sectors. Her commitment to transparency in transactions is profound. “I want my clients to fully understand their financial commitments,” she emphasizes. “Too often, I hear stories of clients blindsided by hidden costs or convoluted products. My mission is to ensure they never leave our office feeling confused or uncertain.” This dedication to clarity empowers clients, equipping them with the knowledge needed to make informed financial choices.
A significant portion of CMFG’s success stems from strong referrals— a testament to the trust and rapport that Ameera and her team cultivate with every client. “People are not just numbers to us,” she asserts. “The firm prioritizes transparency and client education, ensuring that individuals fully understand their financial commitments without the burden of hidden costs. With a commitment to integrity and open communication, CMFG has cultivated a reputation for exceptional service, fostering strong relationships that lead to significant referrals.
Understanding that navigating personal finances can be daunting, Ameera strives to create a confidential, safe, non-judgmental environment for her clients. “During our initial meetings, we focus on risk mitigation, assessing credit, spending habits, and budgeting,” she explains. “Our goal is to empower clients by highlighting areas for potential improvement, fostering a sense of optimism about their financial futures.”
On the private lending side, CMFG offers flexible mortgage products designed to bridge the gaps for borrowers. Ameera’s investors benefit from a targeted annual return of 8%, supported by a stellar track record of zero default repayments to investors since the company's inception. “While past performance doesn't guarantee future results, our commitment to prudent risk management has built a solid foundation of trust,” she affirms. “And our investors appreciate the absence of exit penalties.”
Ameera's influence extends beyond the financial realm; she founded the online store ShopwithAmeera.com sponsored by CMFG where 100% profit from each sale is donated towards helping seniors, the homeless especially youths who are the main victims of sex trafficking, orphaned children, indigenous people, inmates that have been wrongfully incarcerated, natural disasters relief programs, and anyone living with food insecurities. Additionally, she founded HCS Innovative Healthcare Services Inc., a company that provides specialized care for seniors living with Dementia and Alzheimer’s, or individuals in palliative situations.
Ameera’s vision for CMFG transcends mere numbers; it is about making a meaningful impact. Her journey began with a dream of establishing an orphanage and a senior resort-style living facility. “I entered this industry to generate the resources necessary to fulfill that dream,” she shares. While she continues to pursue this vision, Ameera and her team have extended their humanitarian efforts globally.
She is known for her relentless volunteer work with Covenant House Toronto, supporting homeless youth who are victims of trafficking, tackling food insecurity with Sai Dham Food Bank and Feed it Forward, and aiding rehabilitation programs at The Jean Tweed Centre for women facing addiction and mental health challenges. Her commitment to community service extends to initiatives like the One Love Gala and Chaplaincy programs which supports rehabilitation for incarcerated individuals. Ameera continues to support those affected by HIV/AIDS at Casey House Toronto and stands firm in her fight against cancer through multiple organizations, notably SickKids Hospital and the Canadian Cancer Society. Her humanitarian efforts also include providing shelter, medical aid, and food to underprivileged individuals and orphaned children through organizations like the Humaniti Foundation, UNICEF, International Development Relief Foundation, the Canadian Red Cross, and Islamic Relief. Recognizing the importance of education and nurturing the underserved population, Ameera supports development and skills training programs at Humanitarian Mission Guyana Inc., iPartner India Canada, and House of Hope Africa. Ameera is also a consistent donor to Chabad NDG - Rohr Jewish Centre, Canadian Mental Health Association and Brokers Who Care. But that’s not all, even through her battle with cancer while undergoing treatment, she spearheaded the Covid19 Feeding Program for frontline workers together with Sai Dham Food Bank and Feed it Forward. Her dedication to service of humanity has earned her numerous accolades, including recognition as Best Community Service Individual from the Mortgage Awards of Excellence, the JunCtian Community Initiatives Award for Excellence in the Advancement of Women and Economic Development, CMP Women of Influence, and the Humanitarian Award from both the Government of Ontario and House of Commons of Canada.
Looking to the future, Ameera remains focused on the growth of CMFG LP private mortgage fund. “I don’t set rigid five-year plans,” she admits, acknowledging the unpredictability of life as a cancer survivor. “Our immediate goal is to continue nurturing our client relationships while expanding our capital to better serve both our clients and the broker community.”
In the end, Ameera understands that life is fleeting. “One day, I will only be a memory, and I want to ensure that my legacy is one of service and compassion. My purpose is to help as many people as I can.” With this unwavering commitment to her clients and community, Canada Mortgage and Financial Group stands as a beacon of trust and compassion in the mortgage landscape, dedicated to making a lasting impact on the lives it touches.
