ARI ZADEGAN, Broker of Record, RE/MAX Hallmark, Ari Zadegan Group Realty Ltd. "Off-Market/Assignment Sales Specialist"

March 22, 2018

ARI ZADEGAN, Broker of Record, Ari Zadegan Group Realty Ltd.

After almost twenty years of buying and selling real estate in the GTA (many at RE/MAX Hallmark), it is fair to say that Ari Zadegan knows what is happening in the Toronto real estate market.

Ari specializes in New Construction, Relocation, Condominiums, Investments, Luxury Homes, Assignments and Corporate Rentals.

She is also one of only a handful of Toronto agents that specialize in offmarket, assignment sales. Anyone that wants to sell prior to their final closing, may engage a property specialist like Ari to market their listing as a pocket, off-market or assignment listing. These sorts of listings also allow the seller and his or her real estate agent to quietly assess the market’s reaction to the price.

Pocket, off-market or assignment listings are not marketed on the Multiple Listing Service (MLS). Only realtors like Ari, who have established networks of active sellers, buyers and investors, can successfully move the property without the power of the MLS behind them. “Everyone complains about a shortage of inventory. We create the inventory for our clients even when it doesn’t exist on the MLS. Being a Certified Negotiator also gives me the edge to negotiate the best price and terms for my clients, regardless of the market conditions,” the assignment sales specialist says.

“Seventy percent of my clients are investors, interested in building a real estate portfolio over a five or ten-year time horizon. I also manage clients’ investment properties if they want or need me to do so. About 2/3rds of my business comes from repeat clients, many of whom have said that they would never have been able to build their real estate portfolio without me. The remaining 30% of my clients want to buy or sell a principal residence. I don’t know of many other realtors that organize their business in quite the same way as I do,” the award-winning realtor says.

Ari has been a real estate investor for more than 23 years now (she has been a professional realtor for twenty of these years). “Being an investor myself, I have hands-on experience with tenancy issues and contract law. My clients also appreciate the fact that I am associated with an organization that has a great team of in-house lawyers. This association ensures I have timely access to the latest and most up to date legal information,” Ari explains.

Like real estate investors Donald Trump, Brian Buffini and many others, Ari believes that a market that is undergoing a shift provides exciting opportunities for investors to turn dirt into gold. “Because I’ve been involved in the industry for more than two decades now, I have navigated and profited in all markets, whether up, down or sideways,” the real estate specialist says.

Whether buying or selling, the right representation is everything. Known for her signature ‘white glove service,’ clear and concise communication and tenacious negotiating skills, Ari always meets with her buyers first to identify their specific wants and needs. “Some realtors talk about service. I deliver. I just love the discovery process and relish the myriad of details involved in buying, selling and managing my clients’ properties in the GTA. I also like to share information. It gives me great pleasure to educate my clients and to help them put their real estate investors’ hats on,” Ari says.

“I must admit that, when it comes to my clients, I’m a control freak. When my clients hire me, they get me, not a junior team member. My operation is small enough to deliver personalized attention throughout the process, and large enough to bring in support with vetted professionals like financial advisors, lawyers, estate planners, and tax professionals, when they are needed,” she adds.

Ari has demonstrated that she has an exceptional understanding of the economics of real estate. One client said, “…We were looking for an investment property and Ari provided us with a lot of guidance from beginning to end…She pointed out things that we would never have thought about. She also has a team of other professionals that she and refer you to if needed (e.g. bankers, lawyers, contractors, etc.), so she’s got you covered. I don’t think there’s anyone else out there that can do a better job than Ari.” There are many other equally complimentary testimonials on her website.

“Like Steven Covey, I like sharpening my physical, mental, emotional and spiritual saw,” Ari adds. She loves the saying, “If you always do what you’ve always done, you’ll always get what you’ve always gotten,” (this popular saying has been attributed to Henry Ford, Jessie Potter, Dayle K. Maloney, Cathy Bolger, Susan Jeffers, Jackie (Moms) Mabley, Tony Robbins and Anonymous). When things work, the result is more success. When things do not go 100% as planned, Ari retools.

Ari is committed to lifelong learning and never-ending improvement - before she starts her business day at around 8:45 a.m., she listens to podcasts from life, business and real estate educators like Tom Ferry, Tony Robbins and Brian Tracy. She also has her own business coach and engages in formal business planning every November. “Each year, I introduce a minimum of four new things that help me better serve my clients, up my game, and grow my business,” Ari says.

Ari is one of Toronto’s most skilled and successful real estate agents - and has the awards and accolades to prove it – she was just selected by REP Magazine as one of the top 200 agents in Canada (2018). Other awards and achievements include RE/MAX Titan (2017), Platinum Club (2016 and 2015), Hall of Fame (2016), and 100% Club (2014 and 2013), among others. Besides bragging rights, these awards affirm Ari Zadegan knows her business.

Ari is a Fellow of the Real Estate Counsel (FRI). She is also a certified real estate specialist (CRES), an Accredited Buyer Representative (ABR), a Seniors Real Estate Specialist (SRES), and a Certified Negotiator (CNE). Ari is currently expanding her knowledge base as a Certified International Property Specialist (CIPS).

She also believes in giving back and is a proud supporter of the Children’s Miracle Network whose mission is to increase funds and awareness for Sick Kids and other children’s hospitals - RE/MAX is one of the biggest donors to this charity (https://childrensmiraclenetworkhospitals.org/), Breast Cancer (http://www.nationalbreastcancer.org/), and Mental Health (https://cmhasandbox.microsoftcrmportals.com/new-donation/)

Ari has three smart and funny sons. Her eldest Daniel is studying Mechatronic Engineering at Western. Her middle son Jonathan is studying business at Ryerson (Jonathan also owns Haste Entertainment which runs major events in Toronto). Her youngest son Brandon is an MMA and Basketball player. Ari has been married to the same man for 23 years.
